Lease Options

Alpha property Investments strives to help sellers looking for a quick sale by offering a number of solutions. Sometimes when there is little or no equity in a property selling for cash to investment companies can be impossible. We can however in such circumstances try and help by using an instrument called a lease option.
A lease option is where the lease of a property is combined with an option to buy. A lease option therefore basically means leasing a property with an option to buy at a future date. This gives the holder of the option the right to control the property for a period of time before the actual purchase. The option will also have a strike price/exercise price. The strike price is the price at which the transaction will take place. The strike price/sale price of the property is market determined yet subject to negotiation between the two parties. The option will also have an expiry date. The expiry date is when the option to buy will expire and become invalid. How far the expiry date is will vary from deal to deal and is usually between 1 to 5 years but again its something to be negotiated between both parties.
If it is therefore not practicable for us to offer you a cash sale we can do a lease option on your property. We will take over you mortgage payments and maintance of your property allowing you to move on.
